We understand that not all landlords are the same and that you may require very different services depending on the number of properties you own and your personal circumstances. Unlike most agents we offer a number of carefully tailored packages to meet these varying requirements; all are designed and delivered with our core values of providing outstanding service at affordable prices. We always operate on a no let no fee basis, and are happy to discuss different arrangements to meet your needs.

1. We offer a ‘Let Only Service’ for student and professional properties encompassing;

  • We will visit your property and provide a free of charge valuation with no obligation.
  • We can provide legal advice on the legislation surrounding letting your property.
  • We will market your properties to our extensive applicant list and via our website, Facebook, Rightmove and a number of other property portals.
  • We always carry out accompanied viewings at times that are suitable for prospective tenants including weekends and evenings.
  • We will provide regular feedback on our progress.
  • We use Homelet a market leader in tenant background checks to make sure we have secured the right tenant for your property.
  • We can produce a detailed photographed inventory, protecting both you and the tenant in the case of a dispute at the end of the tenancy. (£50 per property)
  • We will produce an assured short-hold tenancy agreement and include any special terms that you wish to add.
  • We will collect a deposit and the initial rent and forward the funds to you immediately. We will also set up payment for the duration of the tenancy.
  • Finally we will check-in the tenant and handover the keys, making the process as hassle free for you as possible.
  • All for a fee equivalent to one weeks rent, to a minimum of £400. We work on a ‘no let, no fee basis’ so you will never have to pay anything until we have found a suitable tenant.

2. Our ‘Full Management Service’ is designed to take all the stress out of being a landlord. It encompasses all the elements of the ‘Let Only Service’ as well as the following features:

  • You will never receive a phone call from a tenant. All tenant enquiries come straight to us, we deal with all day-to-day issues.
  • We will take meter readings and inform utility providers and the Council of the new occupants, once we have checked them in.
  • We can advise on the safety regulations that your property must comply with and arrange for Gas, Electrical and Energy certification.
  • We will collect rent payments and forward them to you immediately. By carefully monitoring rent payments we are able to investigate late payments straight away and can relentlessly pursue rent arrears.
  • We will arrange for any maintenance and repairs up to a previously agreed value and will consult you, and provide quotes for any more serious work.
  • We will hold a spare set of keys to allow maintenance contractors access and to provide replacements if your tenants lose their keys.
  • We will inspect your property on a quarterly basis, allowing us to carefully monitor its’ condition, provide you with a report and take action where necessary.
  • We will inspect your property at the end of a tenancy against the inventory created at the start and provide advice on any appropriate deposit deductions.
  • Our fee for this service is equivalent to one weeks rent, to a minimum of £400, at the start of the tenancy and 10% of the monthly rental income for the duration of the tenancy. Substantial discounts can be offered to landlords with larger portfolios.

3. For some of our larger landlords we also offer a 'Referrals Service'. We work closely with professional student promotions teams to target the student population at key times of the year. This provides us with huge amounts of traffic to our website that we can forward to you in the form of leads or viewings. It’s up to you whether you would like to conduct the viewings yourself or would like us to do these for you. This is a fantastic service for any landlord who already has their own admin team in place.

Need a hand keeping on top of rent collection and arrears?

4. If you are looking for a cost effective way to reduce the time spent managing your portfolio our 'Rent Collections Service' may be just the ticket. We are able to collect and monitor rental income no matter how small or large your portfolio. We will provide you with monthly income statements, chase arrears and where necessary instruct the appropriate debt recovery agencies. For this service there is a one off administration charge of £50 per property, and a monthly fee of 2.5% of the rental income.
